• Refurbishment of buildings comprising 2,337m2 floor area as follows • Removal of existing non-original lift shaft , stairs and landings in No. 91 and replacement with new lift and associated service riser shaft. • Removal of a section of the 1970s extension adjoining the rears of No. 91 and No. 92 and formation of new lightwell in the position of the historic basement area. • Removal of non-historic steel stairs linking 91 and 92 at first floor level. • Formation of new stairs from ground to basement in No. 92. • Removal of non-original second to third floor flight of stairs in No. 93 ,removal of non-original toilets in top level of stair shaft and replacement with new flight of stairs. • Removal of non-original toilet facilities including partition walls at basement and third floor level and replacement with new sanitary fittings and layout at basement and third floor level • Formation of 4 new openings and associated doors in existing walls. • Infill of 4 non-historic openings in walls and removal of non-historic doors. • Refurbishment of historic sash windows of various dates and replacement of non-historic windows to historic detail. • Provision of new windows in north façade of 1970’s extension at basement level and widening of windows at ground level. • Provision of new internal wheelchair ramp into earlier rear extension at basement level • Provision of new wheelchair accessible external ramp to rear of No. 93 including related hard and soft landscaping • Fire rating upgrades to selected doors, floors and walls • Provision of new platform lift and associated landing to front of No. 91 to provide access from street level, including removal of non-historic section of railing and plinth. • Refurbishment of historic ironwork to Merrion Square façade. • Removal of non-original concrete cills and parapet capping to No. 93 and replacement with granite stone cills and parapet capping to historic detail. • Application of pigmented mortar coating and tuck pointing to brickwork on front of No. 93. • Cleaning and repairs to facing brickwork to front of Nos. 91 and 92 and rear of 91,92 and 93. • Application of new lime render at basement level to front and rear facades.
