Description:
The development consists of:
-1) The demolition of the existing 3 storey red-brick commercial building at no. 126 Pembroke Road and 2 no. ancillary outbuildings (total gross floor area (GFA) of buildings to be demolished is c. 1,161 sqm); and 2) The construction of a mixed use development, in 3 no. blocks, ranging in height between 4 storeys and 11 storeys, all over a 4 level basement. The scheme will comprise of residential units; commercial floor space (comprising office, retail, cafe and cultural accommodation); and leisure floor space all to be provided as follows:-
A) Block 1 (8 storeys plus plantroom) will comprise c. 2,854 sqm GFA of office accommodation; and 1 no. cafe/restaurant unit at ground floor level.
B) Block 2 (ranging in height from 4 storeys to 11 storeys) will comprise c. 4,228sqm GFA of office accommodation at ground floor level; 9 no. retail units at ground floor level ( ranging in size from c. 96-210sqm GFA) ; 1 no. cultural unit of c. 120sqm at ground and first floor level; and 86 no. residential units over 1st to 11th floor levels, comprising 71 no. 2-bed apartments and 15 no. 3 bedroom. All residential units will have balconies or terraces; these will be provided on all the elevations of Block 2.
C) Block 3 ( ranging in height from 5 storeys to 7 storeys will comprise c. 8,900sqm GFA of office accommodation at ground to 7th floor level; and 2 no. retail units at ground and basement level of c. 633sqm GFA and c. 1269sqm GFA.
Access to all of the commercial units and residential cores will be off the proposed new internal streets.
D) A four level basement; comprising a Leisure Centre ( c. 1907sqm GFA) at basement level -1 and -2; as well as residential recreation areas at basement level-1. The basement area will also accommodate 225 no. car parking spaces; 335 no. bicycle parking spaces; residential, office and retail storage facilities; waste management areas and plant storage areas. Access to the basement levels will be off a two-storey ramp at Shelbourne Lane.
E) All associated site development, landscaping and boundary treatment works including:- The provision of 2 no. public plazas and internal pedestrian streets at ground floor level which will run through the site between Pembroke Road and Shelbourne Road ( total area of plazas and streets is c. 2,2283 sqm); 3 no. roof gardens and 1 no. open air event space; and 1 no. landscaped courtyard at Basement Level -1 ( total area c. 1,645 sqm) 1 no. ESB substation is proposed at ground floor level within Block 2.
The total GFA of the proposed development (above ground) is c. 32,708 sqm plus basement levels c. 26,494 sqm GFA.
The above ground (superstructure) elements of the works commenced under a separate 7-Day notice and the superstructure of the above ground elements has been completed to roof level.
This 7 day notice is now submitted in respect of the below ground areas of the development.
