Site of c.042 ha, the (former) Ulster Bank Group Centre, Blocks C and D, George's Quay, Dublin 2. The proposed overall development includes replacement of a link element to the rear of the building and internal reconfigurations to the existing building, leading to an overall increase in floor space of c. 288m2, demolition of the existing front entrance to the blocks and replacement with an extended new entrance, a complete redesign of the front entrance plaza and replacement of all of the existing reflective and opacified glass with clear glass throughout both blocks. The general scope of works includes; 1.Construction of replacement 5 storey (c.20.2m high) element (148.8 m2) including installation of new feature/scenic lift and installation of new high performance clear glass to facade of new element; 2.Change of use (from plant room to office) of vacant portion of two plant room spaces at fourth floor levels (one on each main block - c.615.5 m2 overall), including part replacement of existing plant­ room louvers with clear glazing; 3.Redesign of existing internal atria space to provide an additional 233 m2 of new floor space; 4.Replacement of existing roof level plant with more efficient plant of similar volume (including installation of photovoltaic panels); 5.Construction of a new extended orthogonal-shaped entrance element (20.860 m high, 840 sq.m) comprising a central raised five­ storey high glass box element and flanking four-storey stone-framed element with set-back fifth floor, all with clear glazing 6.New hard and soft landscaping to the entrance plaza including the extension of the steps fronting onto George's Quay, installation of planters and benches, installation of glass balustrades and foldable glass screens 7.Replacement of all existing reflective and opacified glazing to the Block C and D facades with clear glazing; 8. All associated and ancillary development and site works above and below ground.
