Description: 
Internal alteration and refurbishment of the existing two storey terraced dwelling, built in the 1830s. The proposed demolition of the existing two storey rear return (built between 1843 and 1867) that accommodates a living room and WC on the upper ground floor level and a shower room and bedroom on the lower ground floor level. The construction in lieu of a new part two storey, part single storey rear addition, incorporating a kitchen and family room with external patio at the upper level and a new bedroom at the lower level, including the formation of two new courtyards either side of the bedroom. The removal of the existing rear garden shed and steps. Removal, repair and reinstatement of front entrance steps and railings. Removal of water storage tank and lower steps and provision of new granite steps either side of main steps, new related retaining walls and planters. Internal alterations at the lower ground floor level include the removal of existing floor and formation of new slab at lower level. Block-up door opening between study and bedroom and form new door opening in wall new location, provide new partition wall in existing study to form new utility and en-suite area. Provide new partition wall to hallway on the north side to form en-suite under main entrance steps. Remove wall between existing utility and store room, block-up doorways between kitchen and utility and from hallway to store room and form new opening in wall new location to create new bathroom. Removal of wall beneath existing east bedroom window at lower level to form new doorway with glazed inset to rear courtyard. On west side, block-up window to existing store room and enlarge existing adjacent window to form new matching doorway to rear courtyard. Remove existing non-original main staircase in hallway and form new staircase in lieu. At upper ground floor level, form 2 no. new door openings in rear external wall in main living room and rear bedroom and provide for new pantry, bathroom and cloakroom with new partition walls in rear bedroom. Associated re-wiring, re-plumbing, insulation, plaster moulding repair and re-decoration throughout. Addition of maintenance hatch to front pitch, solar panels and roof light to rear pitch and roof light to rear return roof. Remove, repair and reinstate all existing timber windows. Construction of new flat roofed garden store with covered parking area located against the rear south boundary wall. New rear entrance gate increasing width of vehicular entrance to 6.2 metres and all associated hard and soft landscaping and associated drainage on site.
