The BCMS will be closed to the submission of Commencement Notices, 7 Day Notices and Applications (including Further Information or Revised Information) and Certificates of Compliance on Completion from 23.59pm on Friday the 18th of December 2026 to 00:01am on Friday the 1st of January 2027.
Certificates of Compliance on Completion will not be added to the Register between 18th December 2026 and 1st January 2027, and you should bear this in mind when submitting a prior notification of completion (these must be notified 3 to 5 weeks before the closure date). Please liaise with your Local Building Control Authority if you have any queries, particularly in relation to the submission of 7 Day Notices and Certificates of Compliance on Completion.
BCMS Changes to Online Assessment
Completion of an online assessment, via the Building Control Management System (BCMS), of the proposed approach to compliance with the requirements of the Second Schedule to the Building Regulations is prescribed in the Building Control Regulations.
The BCMS Online Assessment is updated to reflect the current range of methods of construction and modern Building Materials/Products used in the building industry, to include " Standard Methods of Construction", plus an additional 5 categories of " Modern Methods of Construction" (MMC).
The existing questions:
“Type of Construction” & “Is the load-bearing structure pre-fabricated off-site?”is removed and replaced with the following linked questions:
“Main Method of Construction” and “Main Construction Material”The new Question
"Main Method of Construction" has a drop-down menu with the following options to choose from:
When "Main Method of Construction" is selected, the “Main Construction Material” question will populate with a drop-down menu of the Construction Materials used in that construction.
For example, if “MMC Category 2 2D Panelised” is chosen, the following "Main Construction Materials" can be selected from:
