The demolition of an existing single storey 3 bedroom 88 sq m Land Commissioners cottage and the construction of a replacement dwelling (gross floor area: ground floor 145 sq m and first floor area 85.8 sq m; total 230.8 sq m ) with associated site works/services including new driveway, well, planting to boundaries and new waste water treatment system. Works also include the demolition of existing garage, shed and mobile home and the construction of new 60 sq m garage finished in render and slates to match the house. The existing entrance will be maintained in its location but increased in size and set back in order to provide adequate sightlines and a safe area to turn in off the road and open the new gate we are providing at the main entrance.
