Description: 
refurbishment of existing single storey lodge on the site of house known as Ash Hurst, including the removal and replacement of existing entrance brick walls, piers and gate onto Military Road and replacement with new granite stone wall and existing cut stone cappings, new timber, steel gate, lighting and signage to front piers. Development to consist of the following works: (1) Reconfiguration of the ground floor plan to provide for 2 no. bedrooms, living room, kitchen/dining room and shower room. (2) Removal of existing door to bedroom to front to form new wardrobe, relocation of existing door to new ope to central corridor. (3) Removal of later addition modern bathroom and associated door and partitions to allow for new kitchen/dining room. (4) Upgrading of all existing joinery including replacement of non-original existing window sashes with double glazed units to match existing, replacement of existing modern timer door to south elevation with double glazed doors. (5) Replacement of non-original timber and concrete floors with new insulated concrete floor slabs, new floor finishes throughout, new boiler, new radiators, re-plumbing, re-wiring, dry lining, internal insulation to all external walls. (6) Roof works to include upgrading and re-slating existing roof including re-using existing salvaged slate, new roof slate ventilation, lead work to valleys, new guttering and downpipes to match existing, repairs to existing brickwork and chimney stone cappings. (7) Removal of later addition modern steel corrugated sheet roof from existing open shed to north of existing lodge. (8) New gates to existing piers of rear courtyard to east lodge. (9) New surface water disposal to on-site infiltration blanket. Foul water connection proposed to utilise new foul water connection to existing sewer to rear garden to south of main house of Ash Hurst proposed under Plan. Reg. Ref. D14A/0201.A protected structure.
