Alterations to approved scheme, reg. ref. no. 2123/09 [which granted permission for the demolition of the existing four storey over basement building, JWT House, 8–11 Lower Baggot Street; substantial retention, refurbishment and extension over of 11a Lower Baggot Street, a Protected Structure, and use of upper floors as hotel accommodation; the construction of a new five storey over two basement levels building at 8-11a Lower Baggot Street consisting of lower basement level plant and laundry, upper basement level of fourteen new parking spaces, reinstatement of car-parking (nine spaces) in the existing hotel basement, ground floor retail and hotel administration accommodation, three storeys of hotel suite accommodation and associated balconies, one storey of hotel penthouse suite accommodation and associated garden terrace; demolition of the existing single storey glazed link through the hotel gardens and the construction of a new single storey glazed link connecting to 21-24 Upper Merrion Street, a Protected Structure; associated sundry minor works], and alterations to approved scheme reg. ref. no. 3732/10 [which permitted alterations to 2123/09 comprising modifications to ground floor layout and glazed link, removal of internal atrium and replanning of hotel suite accommodation including balconies and terraces with limited associated modifications to plans, elevations and sections]. The present application comprises alterations including a new restaurant at ground level overlooking the internal garden, change of use of part of the proposed ground floor level from hotel suite accommodation to kitchen, the enclosing and roofing of the covered terrace of Restaurant Patrick Guilbaud, modifications to the proposed glass link, minor elevational changes, a new hoist and associated glass enclosure in the garden area, and alterations to basement plans including extended floor area and parking modifications.
