The proposed demolition of the existing Licensed Discount Foodstore and the construction of a new mono-pitched Licensed Discount Foodstore with a gross floor area of 2,416m2, external trolley bays with a total area of 62.36m2; The new Licensed Discount Foodstore comprises of a net retail sales area and ancillary off-licence use with a floor area of 1,422m2, bakery, public facilities (incl. lobby and toilets), entrance pod, storage (incl. freezer and coolers) stairs to first floor, lobby and plant room, all at ground floor having a total area of 2,232m2; with staff welfare (incl. toilets, office, staff room, training, changing rooms, and services) and stairs from ground floor, all at first floor and having a total floor area of 184m2; 2 no. building mounted internally illuminated signs with a total area of 12.5m2; 3 no. wall mounted externally illuminated poster panel display with a total area of 25.83m2; 1 no. wall mounted poster display with a total area of 1.85m2; reconfiguration of existing surface car park to facilitate a total of 120 no. surface car parking spaces (4 no. disabled, 6 no. parent and child and 110 no. regular); 10 no. bicycle parking spaces; primary vehicular and pedestrian access to the development will be maintained from the existing site entrance from Arklow Road; improved hard and soft landscaping, with services to connect to existing connections and all other ancillary and associated site development works above and below ground level to complete the development at Arklow Road, Gorey, Co. Wexford.
